What to include in each Airbnb booking row
Use one row per completed stay in the operating register and check for duplicate booking IDs. Keep reservations that have not yet happened distinct from completed-stay reporting. Document how refunds, cancellations and month-end stays are handled so the totals are reproducible.

Keep general operating expenses in a separate table

Avoid entering the same cleaning cost in both the stay table and the general expense table. Use a short-term rental expense checklist to decide where each cost belongs and keep that rule consistent.
Retain unusual repairs with a clear note. A monthly result is easier to understand when the reason for a cost spike remains attached to the record.
Turn Airbnb spreadsheet inputs into monthly profit
For that example, operating margin is €1,800 ÷ €3,000 × 100, or 60%. The result excludes taxes, financing and accounting adjustments. Keep this distinction visible wherever the workbook labels a profit figure.
Add the ten monthly metrics for an Airbnb dashboard: revenue, costs, profit, margin, occupancy, ADR, RevPAR, result per stay, profit per occupied night and average stay length. Use accommodation income alone for ADR and RevPAR.
Protect formula cells and make input cells visually distinct. If a denominator is zero, show N/A for that ratio rather than hiding an error with an apparently meaningful zero.

Checks to make before trusting the spreadsheet
Keep a copy before changing formulas, and test a small worked example whose result you already know. If several people edit the workbook, agree who owns the monthly close and how corrections are recorded.
