ONE HOME. DIFFERENT POSSIBILITIES.Your home first. The strategy follows.

THE DECISION THAT SHAPES EVERYTHING

Every property has a rental that fits.

Choosing well means looking beyond Airbnb or Booking.com. Permitted use, local demand, costs, availability and the time you want to commit all matter.

01

Holiday lets

For properties where tourist use is permitted and authorised.

May suit holiday demand and planned personal use. Guest turnover, cleaning, pricing, support and specific requirements all matter. More bookings can also mean higher costs.

02

Temporary rentals

For a real, documented temporary housing need.

A work assignment, study period or other temporary need requires checking the current rules and the facts of the stay. Contract length alone does not determine its legal status or replace applicable requirements.

03

Long-term rentals

For a property that becomes somebody’s home.

Consider a more stable residential relationship and less turnover. Tenant affordability, upkeep, obligations and legal terms must be assessed. Owner access differs from that of a holiday home.

The rental model must reflect actual use and current law. Renaming a contract does not make an unauthorised use lawful.

COMPLETE MANAGEMENT, FROM START TO FINISH

You provide the property. We manage the day-to-day.

From the listing to your report, we handle the agreed operations so managing a rental stops being your second job. You retain the decisions that belong to you as the owner.

Listing and presentation

We prepare the listing to clearly explain the property, its features and the conditions of the stay.

Platform management

We manage listings and operations on the agreed channels, with a strategy suited to the rental model.

Cleaning

We organise cleaning around the property’s operations and the needs agreed for your home.

Incident handling

We handle and coordinate rental issues under an agreed communication and escalation process.

Maintenance

We coordinate maintenance and required work within the agreed budgets and spending permissions.

Owner reports

We report on activity, income and management costs so you can follow your property’s results.

Scope, cleaning and maintenance costs, external services and spending limits are detailed in your proposal. Delegating operations does not remove the owner’s legal and tax obligations.

RETURNS WITH PERSPECTIVE

Your investment matters. So does the neighbourhood.

Concerns about noise, turnover and access to housing deserve attention. Responsible management starts with a use that fits both the property and its surroundings.

If a residential or temporary rental is a better fit, that is the starting point. If holiday letting is viable, plan for neighbours, property care and day-to-day operations. Returns are assessed within those boundaries.

IF THIS SOUNDS FAMILIAR, START HERE

Delegating should take work off your hands. And doubt off your mind.

Whether you manage the property yourself or are moving from another company, settle these questions before starting again.

Revenue comes in. Your profit is still unclear.

Bookings, platform fees, cleaning, utilities and repairs only tell the full story together. Start with annual operating profit, rather than a headline nightly rate.

Managing the property has taken over your life.

Late messages, arrivals, departures and repairs while you are away. Your proposal should specify who handles each task, their hours and how urgent issues are escalated.

Your manager leaves you with more questions.

Unclear statements, unexplained expenses or discounts you never approved. Agree the commission basis, spending permissions and reporting before management starts.

You worry about who moves in and what happens.

An inventory, house rules, checks suited to the rental type and documented incidents help reduce risk. No management service eliminates damage or guarantees payment.

Peak season hides the empty months.

A strong summer does not tell you how the year performs. Include vacancy, fixed costs, replacements and any dates you want to use the home yourself.

You want a good relationship with neighbours.

Your property is part of a building and a neighbourhood. Permitted use, community rules and consideration for residents belong in the initial decision.

THE NUMBER THAT DESERVES YOUR ATTENTION

What do you keep at the end of the year?

A high nightly rate or a full calendar does not tell the whole story. Compare rental models on the same basis, using assumptions you can review.

HOW GOOD MANAGEMENT STARTS

An informed decision before handing over the keys.

  1. 01

    Your property and priorities

Location, condition, current use, availability and what has gone wrong before. Include existing bookings, tenants or a management agreement.

  2. 02

    Feasibility and scenarios

Review rental options, outstanding requirements and expected costs. Neither a licence nor a particular return is assumed.

  3. 03

    A proposal with clear boundaries

Written scope, fees, tasks, communication, spending permissions and exit terms. Review the conditions before committing.

  4. 04

    An agreed handover

If there is a fit, agree inventory, access, preparation and timing. Management starts under the contract and the property’s circumstances.

THREE AREAS. NO ONE-SIZE-FITS-ALL PLAN.

Property management in Madrid, Marina Alta and Alicante.

01 / MADRID

Madrid city

A permanent home, temporary accommodation and a holiday let require different decisions. Neighbourhood, building, permitted use and the occupant’s needs shape the assessment.

The RESIDE plan shapes planning requirements for tourist use. Review the property’s position before choosing platforms, rates or a launch date.

02 / MARINA ALTA

Marina Alta, Alicante

Dénia, Xàbia / Jávea, Calp / Calpe, Benissa, Teulada / Moraira and other towns in the area. Coastal homes, inland houses and properties used by their owners each need a different assessment.

Assess the quieter months, pool or garden costs where relevant, and the requirements of the specific town. Regional rules do not replace municipal checks.

03 / ALICANTE

Alicante city

A city-centre apartment, a beachside flat and a home in a residential neighbourhood may need different rental models. Your goals and the legally viable use come first.

The city council has reported a moratorium on new tourist accommodation. A new authorisation is not assumed: current rules and each property’s file must be checked.

WHEN THIS MAKES SENSE

Your home deserves a strategy you can understand.

For owners who want to delegate, compare options and make informed decisions. You may live abroad, have inherited a home, own a second property or need to rethink management that no longer works.

The starting point is accepting the property’s real constraints. It is not a fit for demands for unconditional guaranteed returns, concealing issues or advertising an unauthorised use.

WHAT YOU WANT TO KNOW BEFORE DECIDING

Owners’ questions. Clear answers.

Do you only manage Airbnb and Booking.com properties?

We start with the property and the owner’s goals, rather than a platform. Holiday lets, temporary rentals and long-term residential rentals are considered first. Marketing channels follow the rental model that is viable.

Which rental model will make my property more profitable?

Location and advertised rates are not enough. Compare realistic annual income, vacancy, management and platform fees, cleaning, utilities, maintenance and replacements. Then account for your financing and taxes. Higher gross revenue does not necessarily mean higher profit.

Do you guarantee rental income or occupancy?

No. Prices, demand, costs and property circumstances vary. Any estimate needs clear assumptions. A payment guarantee would only exist if expressly contracted, subject to its own terms and exclusions.

Can I rent without a tourist licence?

The intended use, location and current requirements must be checked. Registration or a platform listing alone does not establish full compliance. Temporary and residential rentals have their own rules; they must not disguise unauthorised tourist activity.

What are the management fees and what is included?

Management fees are shared in your personalised proposal, together with the service scope. Before signing, check the calculation basis, applicable taxes, setup charges, third-party costs and exclusions. You can review the complete service before committing.

Can I switch from another property manager?

Start with your existing agreement: notice periods, minimum terms, confirmed bookings, deposits, keys and inventory. Establish who controls listings and accounts. Listing and review transfers depend on platform rules and cannot be assumed.

What if I already have tenants or bookings?

Mention this when requesting an assessment. Existing commitments and occupants’ rights must be respected. A change of rental model, cancellation or immediate availability cannot be taken for granted.

Can I still use my property myself?

This depends on the rental model and signed commitments. A lawful holiday let may allow dates to be blocked before bookings are accepted. A home let as somebody’s residence is not freely available to the owner. Discuss your own dates from the start.

What happens with damage, unpaid rent or repairs?

Agree how condition is recorded, incidents documented, spending approved and claims handled. Deposits, insurance and platform protection have limits and exclusions. They do not replace maintenance or remove risk.

Can you consider several homes or an overseas owner?

You can put forward properties in Madrid city, Alicante city or Marina Alta. Scope is assessed per property, with results reviewed separately. Non-resident owners need a specific review of their tax and other obligations.

When can management start?

Timing depends on condition, documents, permitted use and existing commitments. The start date and preparation tasks belong in the proposal. We do not promise a listing date or first booking before the property has been assessed.

Is there a minimum term or an exit fee?

Notice periods, duration, outstanding commitments, handover of keys and final accounts must be specified in the agreement. Review them before deciding. This page does not advertise an unconfirmed minimum term or free cancellation.

START WITH YOUR PROPERTY

The next step is getting to know your home.

One property or several. Your first rental or a change of manager. What matters is understanding what you own, what you need and which rental model is viable.
