How do cleaning costs affect Airbnb profitability?

Cleaning reduces a stay’s contribution by the actual amount spent. If one turnover costs €60, that is €60 per occupied night for a one-night booking but €10 per night for a six-night booking. Add laundry and supplies separately where they are not included. Then compare total booking income with all variable costs, not just the cleaning charge.

Worked example

€70 cleaning income − €60 cleaning labour − €18 laundry = an €8 shortfall before supplies and applicable platform fees.

Short bookings are not automatically bad business. They are simply more sensitive to costs that recur whenever a guest leaves. A good nightly rate can cover those costs; a full calendar at a weak rate may not.

What should you include in an Airbnb turnover cost?

Start with the cleaner’s invoice, then check what it excludes. Laundry, supplies, restocking, travel and inspection may be separate charges. An invoice described as cleaning is not necessarily the full cost of preparing the home.

Separate routine turnovers from deep cleans and one-off repairs. A deep clean belongs in your operating records but should not silently inflate the apparent cost of every normal checkout.

If you clean yourself, maintain a separate decision-making estimate of hours multiplied by an explicit hourly value. Keep it distinct from cash paid to a cleaner. This reveals the economics of outsourcing without pretending that an unpaid estimate is a cash transaction.

How do you calculate cleaning cost per occupied night?

Divide a stay’s cleaning cost by its occupied nights. The same €60 checkout clean becomes €30 per night over two nights, €20 over three and €10 over six.

For a monthly view, divide the relevant total cleaning cost by the relevant occupied nights. Use consistent allocation when bookings cross a month boundary. Hostpartner spreads entered booking amounts across their occupied nights; it is not a cash-payment calendar.

A zero-night record is not a valid stay. Extra services need their own recorded cost.

Why can the cleaning bill rise with unchanged occupancy?

Consider 24 occupied nights delivered as twelve two-night stays or four six-night stays. At €60 per checkout, cleaning totals €720 in the first case and €240 in the second. The €480 difference exists even with identical nights sold.

What can you change without cutting cleaning quality?

First check whether invoices cover the same service. Record bed count, laundry requirements and exceptions so supplier comparisons are meaningful. A cheaper quote excluding linen is not automatically cheaper overall.

Then test minimum stays, the total guest price and longer-stay discounts against contribution. Read short versus longer Airbnb stays: comparing profit, rather than assuming that fewer turnovers always wins.

They can be. Calculate two nights of accommodation income plus any cleaning income, less platform fees and all variable costs. Then assess overhead coverage and what alternative booking those dates might attract.

Is cleaning my own Airbnb free?

It can avoid a cash payment to a cleaner, but it still uses your time and supplies. Compare a separate labour-valued scenario when deciding whether self-cleaning or outsourcing is sustainable.

Should laundry be part of cleaning costs?

Include it somewhere in the calculation. A separate category makes it easier to diagnose changes. If the cleaner’s invoice already includes laundry, do not enter that same laundry charge again.

Does the same cleaning fee cover every stay length?

The guest charge and actual service costs are different. Longer stays may need additional services, so check the actual cleaning and laundry used rather than assuming the cost never changes.
