The move from a split service-fee structure to a single host-paid fee changes more than the headline nightly rate. What is Airbnb's single host fee actually calculated on?

Airbnb describes the host service fee as a percentage of the nightly price and fees charged by the host. The booking subtotal can therefore include the accommodation price, cleaning, extra-guest charges, pet fees and other applicable host-set charges. The help centre excludes the guest service fee and taxes from this subtotal.

A security deposit is not ordinary booking revenue paid with every completed stay, so do not add it to the fee base as if you had earned it. If a platform collects or releases a damage-related amount, account for that event according to its actual treatment and obtain professional advice where tax or legal classification matters.

How much does a €150 cleaning fee lose at 15.5%?

Multiplying €150 by 15.5% produces €23.25. That leaves €126.75 from the cleaning charge before the cleaner, linen service, consumables, travel or turnover inspection are paid. Saying that the platform has taken €23 does not mean the booking has lost money; it means the cleaning-income component must cover more than the supplier invoice.

Suppose the cleaner costs €105, laundry costs €22 and supplies cost €8. Total turnover cost is €135. The €126.75 remaining from the cleaning charge leaves an €8.25 shortfall. Accommodation income may still make the booking profitable, but the cleaning fee alone does not cover its related costs.

Why does repricing only the nightly rate leave money on the table?

A nightly-rate increase protects only the revenue line that you changed. If cleaning remains €150, the single fee still reduces that charge by about €23.25 at a 15.5% rate. The same principle applies to other host-set charges included in the fee base.

For a four-night booking at €120 per night with €150 cleaning, the fee-bearing subtotal is €630. At 15.5%, the host fee is €97.65. If you raise only the nightly price, the €150 cleaning component still contributes to the percentage deduction. The question is not which line pays the fee; it is whether the total new payout matches your target after the whole subtotal is repriced.

How should you split the adjustment between nightly price and cleaning fee?

There is no universal allocation. Guests compare total prices for specific dates, and a fixed cleaning fee weighs much more heavily on a short booking. You can recover the gross-up through the nightly price, the cleaning charge or both, but each choice changes the price pattern across stay lengths.

Start with the target payout for a representative stay. Divide that target by one minus the applicable fee rate. At 15.5%, divide by 0.845. If the desired payout from accommodation plus cleaning is €600, the required fee-bearing subtotal is €710.06 before rounding: €600 ÷ 0.845.

Then distribute the subtotal between nightly rate and fees while checking two-night, four-night and seven-night totals.
